What matters to block and property managers

In force from 6 April 2026

Fire Safety (Residential Evacuation Plans) Regulations

In force from 6 April 2026 for blocks of 18m and over, or 11m and over with simultaneous evacuation. They bring person-centred fire risk assessments, evacuation statements, a building evacuation plan and a secure information box, all reviewed every 12 months.

Consultation closes 18 December 2026

Awaab's Law and private tenancies

A consultation on extending Awaab's Law to private tenancies opened on 9 October 2026. The earliest start is 2027. It would set fixed timescales to investigate and fix damp and mould, and to deal with emergencies within 24 hours. The landlord stays liable even where an agent manages repairs.

Questions we get asked

Is it free?

Posting a job is free, with no account. LocalWins Repairs, the number your tenants call or text, is free for 30 days, then £99 a month.

What happens after I post?

We text a code to your mobile to confirm it is you. We then match the job to vetted trades near the property, and up to three trades can respond. Each step is logged. You can add a property reference or flat number, and the name of the business the invoice should go to.

Who are the trades?

Vetted trades who cover the property's area and do that kind of work. We never promise that a particular trade will attend by a particular date.

How is it recorded?

Every step from your report to completion is timestamped, so you have a record of when the problem was reported, when it was matched and what happened next.

Who pays the trade?

The trade invoices you (or your landlord) for the work, as they would for any job. LocalWins does not add anything to the trade's price.
