What matters to agents managing repairs
Renters' Rights Act, phase 1
Phase 1 came into force on 1 May 2026. Civil penalties are up to £7,000, and up to £40,000 for serious or repeat breaches.
Awaab's Law and private tenancies
A consultation on extending Awaab's Law to private tenancies opened on 9 October 2026. The earliest start is 2027. It would set fixed timescales to investigate and fix damp and mould, and to deal with emergencies within 24 hours. The landlord stays liable even where an agent manages repairs.
Private Rented Sector Database
The database opens on 15 December 2026, region by region. Every landlord in England must be registered by 14 November 2027, with gas safety, EICR and EPC details uploaded. The fee is £65 per property per year.
This is a plain summary, not legal advice. Check the current position for your own properties.

Questions we get asked
Is it free?
Posting a job is free, with no account. LocalWins Repairs, the number your tenants call or text, is free for 30 days, then £99 a month.
What happens after I post?
We text a code to your mobile to confirm it is you. We then match the job to vetted trades near the property, and up to three trades can respond. Each step is logged. You can add the tenant or occupier's details, and the name of the business the invoice should go to.
Who are the trades?
Vetted trades who cover the property's area and do that kind of work. We never promise that a particular trade will attend by a particular date.
How is it recorded?
Every step from your report to completion is timestamped, so you have a record of when the problem was reported, when it was matched and what happened next.
Who pays the trade?
The trade invoices you (or your landlord) for the work, as they would for any job. LocalWins does not add anything to the trade's price.
